One of the most important factors in getting any commercial loan — and especially fix and flip, fix and hold, and rental purchase or refinance loans on 1 to 4 unit properties — is the investor's experience in this specific space. For these investment loans, lenders weigh the decision across three roughly equal parts:
The revenue, cash flow, and profit potential of the property being purchased, rehabbed, or refinanced.
Your track record as a real estate investor. The more experience you have, the better the rate and terms you'll qualify for.
Your FICO — most lenders look for around 640, though a strong deal and experience can carry a lower score.
Because experience and the strength of the deal each carry as much weight as credit, an experienced investor with a strong project can qualify even if their FICO isn't perfect. That's the advantage of placing your deal through a network built for investors.
